Renovate or rebuild? How to decide for an old Kerala house

Many families own an older house they love but that no longer works. Before you decide to renovate or rebuild, look carefully at the structure, the plan and what you truly want to keep.
- Get the structure assessed by an engineer first
- Compare the full cost of renovation with rebuilding
- Keep what is valuable: character, materials and memories
Start with a structural check
A qualified engineer should inspect foundations, walls, roof structure and signs of damp or termite damage. If the structure is sound, renovation is usually viable; if it is failing, rebuilding may cost less than repeated repairs.
Consider the plan
Does the layout suit how you live today? Small kitchens, dark rooms and poor ventilation can often be improved by opening walls, adding light-wells and reorganising rooms, provided the structure allows.
Compare true costs
Renovation is not always cheaper. Hidden defects, upgrading services and matching old and new work can add up. Ask for a costed comparison of both options before deciding.
Think about comfort and energy
Old Kerala homes often have excellent climate design such as deep eaves and courtyards but may need better insulation, waterproofing, wiring and plumbing.
Keep what is special
Timber doors, carved columns, roof tiles and laterite walls can be reused or restored, keeping character and memory in a modern home.
Check the rules
Extensions and reconstruction may be affected by setbacks and permissions. Your architect can confirm what is allowed before you commit.
A simple decision guide
- Sound structure and a workable plan: renovate
- Sound structure but a poor plan: reconfigure and extend
- Failing structure or serious damp: consider rebuilding, reusing materials where possible
