Answers to the questions we hear most from families and businesses planning to build, renovate or redesign in Kerala. Cannot find yours? Ask us directly.

Getting started

What services does SKALA Designs offer?

We offer architectural design, interior design and construction management for homes and commercial spaces. Because one team carries the project from first sketch to handover, nothing gets lost between the drawing and the wall.

Where do you work?

We are based in Calicut (Kozhikode) and work across Malabar and the rest of Kerala. If your plot is further away, tell us where it is and we will say honestly how we can support you.

How does a project start?

With a conversation, not a contract. We meet, walk your site, listen to your budget and the way you live, and then write a brief that we agree on together before any design begins.

Can you work with clients who live abroad?

Yes. Many families plan a home in Kerala while living overseas. We use video calls, shared drawings, and regular photo and video site updates so you always know how the project is moving.

Do you take small projects such as a single room or a renovation?

Yes. Tell us what you have in mind and we will be frank about whether we are the right fit and what a sensible scope looks like.

Cost & budget

How much does it cost to build a house in Kerala?

There is no honest single number, because cost depends on size, site conditions, structure, finishes and fittings. What we can do is agree a realistic budget range in the brief, then give you a costed schedule at the planning stage so you can see where the money goes.

How are your design fees structured?

Fees depend on the scope of the project and are agreed in writing before work begins, so there are no surprises. Ask us for a fee outline when you get in touch.

Can I fix my budget before the design starts?

Please do. Designing to a budget from day one is far better than cutting a design down later. We shape the plan, materials and finishes around the figure you are comfortable with.

What usually causes cost overruns, and how do you prevent them?

Late changes, unclear specifications and unplanned site problems are the usual causes. We reduce them with detailed drawings, a costed schedule, decisions recorded in writing, and stage-by-stage checks on site.

Design & planning

Do I need an architect or an interior designer first?

For a new building or a major change to the structure, start with the architect, and involve the interior designer early so lighting, storage, services and furniture are planned together. For an existing space, an interior designer can lead.

How long does the design stage take?

It depends on the size and complexity of the project and on how quickly decisions are made. A home typically takes several weeks of concept and detailed design, and we will give you a clear timeline once we understand the brief.

Can you design a good home on a small plot?

Yes. Small plots in Kerala benefit from smart planning: a light-well or internal court, well-placed openings, built-in storage and a verandah or terrace that borrows space from outdoors.

Can I make changes once the design is approved?

Small changes are easy at the design stage and become expensive once construction has started. We take you through drawings and 3D views carefully before we build, so changes are made on paper, not in concrete.

Do you design Vastu-compliant homes?

We can respect Vastu preferences alongside climate, site and budget. Tell us at the start which principles matter to you, and we will plan around them wherever they work with the site.

Approvals & construction

Do you handle building permits and approvals?

Yes. We prepare and submit the drawings for local authority permissions so the paperwork stays out of your way, and we keep you informed of where each approval stands.

How do you maintain quality during construction?

We check reinforcement before concrete, openings before walls close and waterproofing before finishes. We visit the site regularly, compare materials with approved samples, and send you photo updates.

Can I visit the site while it is being built?

Absolutely, and we encourage it. We simply ask you to tell us in advance so that we can walk you through progress and answer your questions properly.

What happens after handover?

We walk you through the finished space, give you a handover file with drawings and material details, and remain available for questions long after the keys change hands.

Interiors

Do you design interiors for existing homes, shops and offices?

Yes. We design residential and commercial interiors, including living spaces, kitchens, bedrooms, shops, restaurants and offices, from the concept to the last fitting.

Should I choose modular or custom-made carpentry?

Modular units are quick and cost-effective for standard layouts. Custom carpentry fits awkward spaces and lets you choose exactly the timber and finish. Many of our projects use a mix of both.

Can you work with furniture I already own?

Yes. We are happy to design around pieces you love, and we will tell you honestly which ones will work and which may fight the new design.

Sustainability & materials

What is climate-responsive design?

It means using the site, sun, wind and rain to make a building comfortable with less energy: shading, cross-ventilation, daylight and rainwater planning, guided by how Kerala homes have always worked.

Which materials work best in Kerala's monsoon climate?

Laterite, clay tile, well-treated timber, lime-based finishes and good waterproofing detail all perform well. We choose materials by how they behave in heat and heavy rain, not only by how they look.

Does eco-friendly design cost more?

Not necessarily. Good orientation, shading and ventilation cost little at design stage. Some features, such as solar panels, cost more upfront but reduce running costs over the life of the building.
